The role of technology in real estate project management

Real estate project management is an area of construction that maintains low levels of technological innovation.

It is necessary to innovate in the field of construction, works, and architecture in order to remain competitive, improve safety, be more efficient, and even minimize environmental impact. However, the construction sector is lagging behind in technology adoption.

According to a report by McKinsey Global Institute, labor productivity growth in construction is 1% annually worldwide, while in other sectors such as manufacturing, it is advancing 3.6%, thanks to the adoption of innovative production models.

Some methodologies for the innovation of real estate projects

The BIM (Building Information Modeling) methodology and PMWeb software are very useful for planning the development of the works, improving the assembly of installations, and the collaboration between operators. This minimizes costs by avoiding errors and subsequent modifications. In addition, productivity and cooperation in the construction entities is increased, generating savings of 5 to 15% in construction time and resources.

These methodologies are based on collaborative work for the development of building projects. They centralize all the information of a project in a common space, including geometry, costs, time of execution, maintenance plan of the work. Thus, each element is conceptualized as a lego with intelligent pieces.

These tools allow to unite all the information generated in the different stages of the work, from the design of the project to its execution and final finishes. Centralizing all information helps save money and reduce waste. Allows to control costs, time, and quality of the project to take preventive and corrective actions if necessary.

Therefore, in the absence of innovative tools, construction projects face greater challenges; mainly, unnecessary risks could arise.
